Global Assessment and Planning Service – (G.A.P.S.)
This service ensures that there are no gaps in your plan. Every investor needs an expert review and analysis of their potential to get mortgages, lines of credit, hard money loans and short term bridge capital. We’ll take an in depth look at your global financial picture, credit risk scores (personal and business), employment history and personal resume. We’ll also outline a course of action that will ensure your success in obtaining financing. This is where 98% of our clients begin first before they move on to our other services.

Monthly Mentoring and Accountability Services -
Successful real estate investors know that monthly mentoring is an essential to becoming successful with this business. This package offers one on one coaching appointments for 45 minutes twice a month. We’ll go over specific steps you need to take that will positively effect your real estate business. You’ll get guidance, receive extra motivation and build the confidence that you need to boost your business to the next level.
Most importantly you’ll get something that most investors lack… ACCOUNTIBILITY! Wayne will go over your current deals in process, help with negotiation, and help you with the best ways to get deals closed. You will also set goals and utilize other tools to keep you on the fast track to success. Other companies charge between nine and fifteen thousand dollars a year for this type of service for only one or two – thirty minute sessions per month.

Monthly Property Evaluation Service-
This service provides you with the guidance you need as you grow your real estate business. We will guide you on up to three properties per month and let you know if a property fits your end goals and marketing plans. (You can also upgrade this service to the full marketing assessment service for only $75 more per property).
Whether it’s a buy, fix and flip, buy, fix and hold, wholesaling, short sale, lease option or other type of arrangement, we’ll work the numbers with you so you can figure out how to get the maximum amount of profit. Since this is where most new investors make mistakes, this service will be invaluable to the success of your business. In addition to evaluating three properties, we’ll provide you with two hours of e-mail support to answer all of your investing questions and guide you as you grow your business.

Comparable Market Search (Michigan Area Only) -
We provide comparable homes that have sold in the immediate area of a home that you are interested in. This will give you a clear picture of the potential sales price for your subject property, and it will help you determine if a property is worth spending your time and effort.

Marketability and Mortgage Assurance Planning Service -
This is a Comparable Market Search on steroids! Not only do you receive all the comparable sold homes, but you’ll also receive all the rentals and leased properties in the market, and all of the current and active listing in your market area. We next take all of your planned improvements to the property and evaluate how they will stack up to the homes that have sold in the immediate past so you can obtain a true target sales price.
By combining all of this data we are able to give you the potential of sale, the holding time of the property, what price should be set to beat the competition, and help you develop a back up plan in case your end goal is not reached in your ideal time frame. This takes all the guess work out of evaluating the profitability of a deal. For the price of a home inspection or an appraisal, you can have peace of mind knowing that your deal is really a DEAL!

Master Mind Membership –
This private group meets once a month locally and nationally via the web. This group is privy to exclusive content and special training on the most vital issues facing investors each month. The monthly content is only released to members of this group. In addition to our advice, you’ll also hear from speakers from the National Real Estate Investing Speakers group who will teach their programs without a sales pitch. Each month you’ll gain valuable information on how you can grow your investment business.
In addition to the monthly online meeting, you’ll also have access to a private membership website where you can discuss with other investors. We encourage the members to discuss their current deals, form partnerships and offer their properties to one another for faster sales and rentals. Just one piece of information from the Master Mind Group will make you thousands of extra dollars in your real estate investing business!

Business Builder Coaching Program (Group)-
This package includes six in-depth sessions of intensive training with Wayne Turner as he walks you from start to finish in your real estate investing business. We’ll cover a wide variety of topics from the naming the business, setting up the proper structure, establishing and building business credit , bank accounts, lines of credit, credit cards, business cards, setting up your website and marketing for buyers, renters, and wholesalers.
Topics also include how to market to get your deals, planning your areas of concentration, getting signs, prequalifying tenants, negotiating deals and evaluation of a deal for maximum profit. After the six sessions, you’ll have advice on everything you need to be up and running with your investing business. In addition to the sessions, there are two weeks of going through actual properties one on one so that you can learn to recognize the potential in properties. You’ll learn how to evaluate them for potential defects, determining their marketability and learn to estimate the cost of repairs. Groups are kept to a maximum of 15 participants per group, and only two groups per quarter. This also includes three months of follow up mentoring /accountibility service and two months of Master Mind Membership. Groups fill up fast!

Business Builder Coaching Program (Individual)-
This package covers the same material as the group program, but the instruction is one on one. The training is tailored specifically for you and your personal goals for your business. You’ll have more time to have your specific questions answered. You can have a legal spouse attend with you for free or you can combine with a training partner to receive a $1500 discount. Includes four months of mentoring/accountability service and three months of Master Mind Membership. Limit of five people per quarter, because of the time involved with one on one coaching.

Business in a Box-
This unique service is designed for the investor that needs a little PUSH actually getting a project done.
We handle everything for you from start to finish. First we evaluate potential properties for you. Next, we determine the After Repaired Value (ARV); determine the final mortgage number and the gross profit margin of the project. We then negotiate the purchase of the property and set up the terms and conditions of your rehab mortgage. We handle the paperwork for the mortgages, and after the closing we then immediately coordinate and start the rehab/construction of the project from beginning to end.
As soon as the project rehab is complete we complete the final cash out end mortgage and handle all the final details. We’ll handle the marketing and tenant screening of the property and set up the property management service. You just sit back relax and let us handle everything, learning from our experience every step of the way.
Payment is 50% of the cash out amount minus the normal mortgage or closing fees.
Ultimate Business Financial Coverage-
This is only for the most serious investors (not everyone will qualify)! With this package you’ll receive the individual Business Builder Coaching program, membership into the Master Mind Group, three monthly coaching calls and all of your financial needs are covered. This package includes help with commercial loans, residential loans, comparable searches, business lines of credit, tenant screening, etc. In addition, you’ll receive monthly updates on your current financial picture and investment status.
You’ll only be responsible for any additional third party fees. You’ll also automatically receive any new products that you qualify for. This package represents a huge bargain on similar services offered by less experienced groups.
Only $1495/month – the first six months paid upon contract, and then month to month payment following the initial six month period.
